Downtown Revitalization Proposal Aired

Morris & Fellows presents proposal for public-private partnership to transform Old City Hall Block, now known as The Block, in Duluth.

Morris & Fellows, a company that has been involved in developing, redeveloping and rescuing significant projects nationally and locally, has proposed entering into a public-private partnership with Duluth to revitalize its downtown. Cheri Morris, president of the Sandy Springs-based company, outlined a plan at a joint meeting of the Duluth City Council and Downtown Development Authority Monday (Dec. 17) that would initially focus on the Old City Hall Block, now referred to as “The Block,” but eventually involve other parts of downtown. The Red Clay Theatre would serve as the anchor for a restaurant and entertainment district with retail shops, offices above the stores, residences, and possibly a boutique hotel envisioned by Morris and her …

@ElizabethS -- The City is currently making their wishlist for the 2013 SPLOST Program which will be voted on this year. The installation of sewer lines (an a required pumping station) would be an excellent project for this list. Do reach out to your mayor and council and let your voice be heard. Also start coming to meetings. Only a handful of citizens bother to get involved and we need greater …   more ›

Future Duluth Restaurant Site?

Building formerly used by New Dawn Theater to store props might be salvageable for another use.

The storage building formerly used by New Dawn Theater Company to store props might be a potential restaurant site in downtown Duluth. The building was gutted but not torn down during the July demolition of several deteriorating structures on the Old City Hall Block, now being called The Block. Another building that formerly housed Boudreaux’s Cajun Market and The Boiler Room at Main Street and Ga. Hwy. 120 was torn down along with a covered alleyway that connected the storage facility to the theater. The Boudreaux’s/Boiler Room building was demolished to accommodate realignment of Ga. Hwy. 120 and to provide additional downtown parking. Plans include joining the front and rear parking lots and adding landscaping. The side of the former …

The Duluth City Council awarded the contract for demolition of three aging buildings on the Old City Hall Block in a called meeting Monday (June 18) to Suwanee-based Alan Densmore Inc. in an amount not to exceed $90,000. The city has used the Densmore firm, the second lowest bidder, before and was familiar with the company’s work. City staff was unable to verify references of the lowest bidder. Densmore’s $87,709 bid includes asbestos abatement. The demolition projects include the building that housed Boudreaux’s Cajun Market and The Boiler Room at Main Street and Hwy. 120, an adjacent building that was used for props storage by New Dawn Theatre Company, and an alleyway connecting the theater to the storage facility. City Manager Tim Shearer reports on status of buildings slated to be demolished or improved in downtown Duluth.

The demolition of several downtown Duluth structures in the Old City Hall Block “is on track for this summer,” City Manager Tim Shearer reported to Duluth City Council members Monday (May 14). Shearer gave a brief update on the status of the structures during his City Manager’s Report at the end of the council meeting. The Old City Hall Block is bound by Main Street, West Lawrenceville Street, Hill Street, and Abbotts Bridge Road (Ga. Duluth city manager presents proposal for relocating tenants displaced by demolishing part of Old City Hall Block.

The Boiler Room, which would be displaced by demolishing part of the Old City Hall Block, would relocate to the building recently vacated by the Duluth Art Gallery and Wallace Reid Portraiture, according to plans discussed by the Duluth City Council in work session Monday (March 26). The city council and Duluth Downtown Development Authority reached a consensus at a March 20 joint meeting to raze the building presently occupied by Boudreaux’s Cajun Seafood Market and the Boiler Room, a warehouse used by New Dawn Theater Company to store props, and the rear covered alleyway connecting the theater to the warehouse.
