New Mixed Use Development Coming in Duluth

Plans are approved for a residential-commercial complex at a key intersection.

A 20.67-acre development with residential and commercial components has gotten a thumbs-up from the Duluth City Council.

Yost Communities was granted approval Monday (Nov. 11) to move forward with its plans to develop the community known as Rivers Edge. The development is located at Peachtree Industrial Boulevard at Abbots Bridge Road (Highway 120).

This is the latest of several proposals for the site, and lead developer Rick Yost told council members Monday that several changes have been made from the original plans.

Plans now call for 88 detached homes (up from 25) and 42 attached homes (down from 88). The commercial component will be about 4,500 square feet (down from 33,300).

"This is the best use (of the site) I've seen so far," council member Kelly Kelkenberg said.

Home prices are expected to range from $250-350K. Yost said groundbreaking is expected in the spring, with houses going up for sale in the summer.

He added that there currently are no plans for the commercial component of the development.
